LEASING ASSOCIATE |
|
|
Basic Responsibilities:
Housing Resources Group, a leading affordable housing organization
in Seattle, seeks an experienced Leasing Associate to join our dedicated
Compliance and Leasing Department. The Leasing Associate will assist
potential residents with applications, coordinate with Compliance
personnel and prepare resident leases and move-in materials. This
position reports to the Housing Services Manager.

- Provide professional, responsive, caring and knowledgeable
interactions with applicants and current residents.
- Ensure Fair Housing and Landlord/Tenant laws and HRG policies
and procedures are fully upheld.
- Assist applicants to accurately complete rental application and
required supporting documentation.
- Process application, verifying rental and criminal history,
income qualifications, etc.
- Assist applicant with deposit and lease addendums and coordinate
with applicant and Resident Manager regarding move-in date and time.
- Prepare lease documents, collect first rent payment, and
establish resident account in property management software.
- Be supportive of overall team and organizational goals, taking
on other duties as necessary to accomplish group objectives.
Position Type: Non-exempt, paid hourly, part-time
position (20-30 hours per week depending on workload).
Compensation: Starting salary range is $16.00 - $17.00 per
hour, depending on experience.

Minimum Qualifications:
- High school diploma or GED.
- One year prior work experience in apartment leasing or
high-volume customer service role in the property management
industry.
- Exceptional customer service skills, including problem solving
skills and ability to respond quickly and tactfully to customer
requests.
- Knowledge of and/or training in Federal Fair Housing Laws and
Landlord/Tenant laws.
- Experience working with Microsoft Office applications (Word,
Excel, Outlook).
- Dependable, self-motivated and organized individual skilled at
multi-tasking, meeting deadlines and producing high quality work.
- Good oral and written communication skills in English.
- Ability to work independently or as part of a team; positive
attitude a must.
Desired Qualifications:
- Bilingual in English/Spanish, English/Tigrinya or
English/Amharic.
- Prior experience working with AMSI (eSite) property management
software.
- Knowledge of WSHFC Guidelines and Project Based, Section 8
applicant processing procedures.

RESIDENT
MANAGER - THE OREGON/VINE COURT APARTMENTS |

Basic Responsibilities:
Housing Resources Group (HRG) seeks a Resident Manager to provide
on-site management of 55 units of residential apartments at the Vine
Court and 83 units at the Oregon Apartments. Commercial residents are
located at both locations. Supervise a part-time Cleaner/Light
Maintenance worker. Collect rents and assist the Property Manager with
eviction procedures as necessary. Work with Maintenance Staff to
coordinate work orders of occupied units and assist with turnover work
preparing vacant units for occupancy. Perform resident check-in and
check-out procedures. Coordinate staff building "coverage" after-hours
and on weekends (24 hours) to handle emergencies that may arise at the
building. Seek to provide residents with a safe, positive and sanitary
living environment.

- Proficient in Microsoft Office applications, including Word,
Excel and Outlook.
- Proficient in Federal Fair Housing Laws and Landlord Tenant
Laws.
- Exceptional customer service aptitude, including problem solving
skills and ability to respond quickly and tactfully to customer
requests.
- Dependable, highly-motivated and organized individual skilled at
meeting deadlines and producing high quality work.
- Good oral and written communication skills; ability to
communicate in English.
- Ability to work independently and as part of a team; Positive
attitude a must.
Desired Qualifications:
- Experience working with AMSI property management software or
equivalent.
- Experience working with Section 8 income qualification.
- Experience handling money or performing rent collection.
- Demonstrated ability to build effective partnerships with
community constituencies and social service agencies.
- Experience working with social service programs for diverse
populations and making referrals as appropriate.
- Prior cleaning & light maintenance experience in a work
environment.
- Must be able to perform non-repetitive lifting of at least 25
lbs.
- Experience in managing tax credit properties.

PART-TIME LEASING AGENT - KINGWAY APARTMENTS/JUNEAU TOWNHOMES |

Basic Responsibilities:
- Act as a leasing agent under the supervision of the Kingway
Resident Manager.
- Respond to telephone and in-person requests for information on
vacancies and tenant qualification requirements.
- Show available units and assist potential tenants with
completing a rental application.
- Process tenant applications by faxing out for comprehensive
credit/criminal/rental history checks.
- Provide HRG Compliance Department with completed rental
application for final processing and approval.
- Track traffic by completing eSite guest cards and update as
necessary including eSite move in processes.
- Assist with marketing efforts and competitive market surveys.
- Assist with the general office duties of the Kingway/Juneau
Apartments rental office, tenant filing, receive tenant rent
payments, and complete maintenance work orders as they come into the
office.
- Assist Manager in preparing notices to enter units and other
memos.
- Maintain the parking spreadsheet, including car registration and
parking violations.
