Resident Qualifications

   


The following criteria must be met by potential residents:

INCOME
•  All apartments have a maximum income limit so all sources of income must be disclosed and verifiable for all household members.
•  Applicant households must earn at least 2.5 times the rent per month.
•  Or, applicants must have a residential history of having paid similar rent with similar income.
•  Ability to document at least 90 days of verifiable employment.

CREDIT
•  Total household debt cannot exceed annual household gross income.
•  Any bankruptcy must be discharged.

PUBLIC RECORD
•  No felony pending charges or convictions.
•  No registered sex offenders.
•  No controlled substance convictions with some exceptions.
•  No violent crimes or crimes involving weapons.
•  No criminal convictions in the last two years.
•  No convictions for domestic violence. 

RESIDENT HISTORY
•  At least one year current and verifiable residential rental history.
•  No prior evictions or unlawful detainers.
•  No outstanding balance owed to any landlord.
•  No current Three Day Notices to Vacate.
•  No more than two legal notices in any twelve month period for any member of applicant household.
•  Must be eighteen years of age or legally emancipated with proof of emancipation.

PETS
•  Cats (maximum of two) are accepted at the Cambridge, Graham/Terry, Olive Tower, Oregon, Sterling Court, Stewart Court and John Winthrop.
•  Service animals require verification. 

STUDENTS
•  Applicant households where all members are full-time students are eligible at the Annapolis, Bel-Boy, Olive Tower, Oregon and Vine Court.  They are also eligible for certain units at the Adams, Cambridge, John Winthrop and Kingway.
•  Applicant households in tax credit (LIHTC) buildings where all members are full-time students must meet one of the following LIHTC student exceptions:

  1. married and filing a joint federal tax return with spouse
  2. single parent with a minor child and neither are dependants of a third party
  3. receiving benefits under Title IV of the Social Security Act (e.g., TANF)
  4. enrolled in a job training program funded by State or Local government

DOCUMENTATION
•  Valid driver’s license or other official picture identification AND Social Security card for all household members must be presented when returning completed application.
•  (If Employed) Most recent pay stub from employer

 

Fees and Deposit Schedule

  1. $23.00 non-refundable Screening Fee (payable by Money Order, Cashier's Check or Personal Check only - no cash accepted) for each applicant or married couple for credit and public records review.
     
  2. Total Security Deposit (payable by Money Order or Cashier's Check only - no cash or personal checks accepted) to hold an apartment (depending on size) as follows:
     
    Unit Size Security Deposit
    SRO's (single room occupant) $250.00
    Studios and One Bedrooms $300.00
    Two and Three Bedrooms $375.00
    Four Bedrooms $400.00
    Five Bedrooms $450.00

    Full deposit is due by the end of the day following notification of an approved rental application.
     

  3. First Month’s Rent (payable by Money Order or Cashier's Check only - no cash or personal checks accepted) due at move-in.
